The Audit Process, Step by Step

Initial Consultation and Scope
- Review your building's ENERGY STAR Portfolio Manager account and existing benchmarking data
- Confirm your Regulation 28 compliance tier (100k+ sq ft vs. 50k-99k sq ft)
- Identify your current EUI and GHG baseline against 2021 data
- Determine the most viable compliance pathway before audit work begins
- Issue a flat-fee proposal with a fixed delivery timeline
Data Collection and Utility Review
- Collect 24 months of utility data (electric, natural gas, district energy, other fuels)
- Review utility account structure -- multi-meter buildings often have data gaps
- Identify 2021 baseline year data for pathway compliance calculations
- Flag any tenant sub-metering gaps that affect whole-building reporting
- Request building drawings, mechanical schedules, and equipment inventories
On-Site ASHRAE Assessment
- Walk HVAC systems: chillers, boilers, RTUs, VAV boxes, controls
- Document lighting systems, controls, and occupancy sensors
- Assess building envelope: insulation, glazing, infiltration
- Review domestic hot water, elevators, plug loads
- Interview facilities staff on operational schedules and known issues
Energy Model and Pathway Analysis
- Model building energy performance using collected field data
- Calculate current EUI and GHG intensity against CDPHE targets
- Analyze all four compliance pathways and determine feasibility of each
- Develop Energy Conservation Measure (ECM) list with estimated savings
- Identify potential Xcel Energy, Black Hills Energy, or C-PACE incentives applicable to your property
Audit Report and Compliance Documentation
- Deliver comprehensive ASHRAE Standard 211-compliant audit report
- Include ECM analysis with costs, payback periods, and emissions impact
- Prepare Regulation 28 compliance pathway declaration documentation
- Provide CDPHE reporting package ready for submission
- Schedule a review call to walk through findings and answer questions
